TAIMS Hospitality Operations Automation
How BChanel helped TAIMS improve short-term rental operations automation across reservation finance, guest communication, and revenue signal monitoring.
Before automation, BChanel structured the Guesty workflows, finance logic, escalation rules, and revenue signals behind the system.
Where things stood
TAIMS manages a growing multi-property short-term rental portfolio, relying on Guesty and PriceLabs as its core operating data sources across Airbnb, VRBO, and Booking.com.
As the property portfolio grew, finance reconciliation, guest communication, pricing review, and operational visibility became harder to manage across Guesty, PriceLabs, Airbnb, VRBO, and Booking.com.
Where operations broke down
TAIMS was managing reservation finance, guest communication, and revenue decisions through manual processes across a growing short-term rental portfolio. Finance data had to be reconciled nightly, guest messages required constant manual attention, and pricing opportunities were often identified late.
What made this hard
- Reservation finance data was manually extracted from Guesty every night before financial tracking could be updated.
- Guest messages across Airbnb, VRBO, and Booking.com required manual replies and constant inbox monitoring.
- Revenue decisions depended on weekly manual PriceLabs review instead of real-time revenue signal monitoring.
- The team lacked early warning signals for occupancy gaps, demand shifts, and pricing opportunities.
How we redesigned it
BChanel clarified reservation events, finance rules, guest message categories, escalation paths, and revenue signals before building automation. The result was a structured operating layer connecting Guesty reservation data, guest communication, and revenue monitoring.
What BChanel Built- Reservation Finance Automation — Guesty reservation automation captures confirmed, cancelled, and updated reservation events, extracts invoice item data, and updates Google Sheets financial reporting in real time.
- Guest Services Agent — The Guest Services Agent monitors the Guesty unified inbox across Airbnb, VRBO, and Booking.com, answers routine guest questions, and escalates issues that require human judgment.
- Revenue Signal Intelligence — AI revenue monitoring scans 28 active listings hourly, surfaces occupancy gaps, demand shifts, and pricing opportunities, and sends relevant signals to Google Chat.
Automation and AI support worked because the reservation workflows, finance logic, escalation rules, and revenue signals were structured first.
Where things stand now
Finance, guest communication, and revenue signals now move through a more structured operating layer, giving the TAIMS team faster visibility without adding headcount.
